The satisfaction of collecting rent month after month. Depositing those pre-dated checks, cash or e-interact transfers as someone elses money pays down your mortgage and builds your wealth.
This, in my opinion, is the best kind of income. It carries on indefintely. You don’t have to wake up every day to go to work. As long as you own a rental property and manage it properly, you will reap the rent month after month.
I’m constantly surprised that more people don’t choose real estate as an investment option. Even the smallest of income properties such as a condo can significatly change one’s financial status. Whereas with an RRSP, for example, you often have to save all your life, wait for retirement, and hope the stock market doesn’t crash and that your investments have accumulated enough to last your remaining years.
The landlord experience is the complete opposite. Landlords usually know how long it will take them to pay off their mortgages and how much rent they can expect to generate. They commonly get wealthier through time by paying down their mortgage, appreciation of the property and rent increases. Furthermore they have the option to sell, leverage or even live in their properties. They understand that property investment is a long-term game and that historically rents have remained strong even during housing crashes (as was the case during the last crash in 2008 south of the border).
